The Beginning and Evolution: PAFMAC Story Part 6

The Beginning and Evolution: PAFMAC Story

4. Summary:
The guests, hotel management and AC contractors were all satisfied by the conversion from 2-pipe chilled/hot water system to PAFMAC system.
Let us share comments about this renewal project from representatives of hotel management company and AC engineering firm as follows:

4.1Hotel Management Company:

4.1.1 In the case of ANA INTERCONTINENTAL-TOKYO, the AC conversion took place not exactly for economic reasons but rather to provide solution to improve customer satisfaction (as a countermeasure to increased cooling load since the establishment of the hotel and customer complaints on their rooms being hot or cold).

4.1.2 At the time when we were considering the conversion to PAFMAC, VRV systems for high-rise buildings did not exist. Even if it did exist at the time, the following would have been required:
Additional space for exterior device outside of the existing machine room.
Additional space for pipes since the existing pipe shafts cannot accommodate the increased number of piping requirement which would require either reduction of number of rooms or per room space. Sizes for rooms in international hotels are regulated therefore guest room size cannot be reduced. Hence, in order to realistically integrate a VRV system, reduction in number of guest rooms would have been necessary.

4.1.3. The hotels that are best suited for integrating PAFMAC are hotels seeking added
          value.
70% of guests who stay at ANA INTERCONTINENTAL-TOKYO are from overseas (and 60% among them are from the US and Europe). Majority (70%) of the complaints were about AC, either too hot or cold.

3 months after converting to PAFMAC, the number of complaints dropped         dramatically from 61 to 1.(and this only complaint was about operating the AC)

After the upgrade conversion, we saw increased number of repeater guests.

4.1.4. PAFMAC allows hotels to continue its business without complete shutdown.
It is a big relief and great merit for hotel management company to eliminate worries about losing customers and a period of no revenue during a business shutdown.
ANA INTERCONTINENTAL-TOKYO offers its single room for approximately USD $330 with above 85% occupancy rate.

4.1.5. Merit compared to 4/2 FCU is rapid cooling and heating is possible. (Powerful operation)
PAFMAC outperforms FCU in pre-cooling and heating prior to guest entering the room, by delivering shorter setup time.
Upon renewing the AC system for buildings with 2-pipe fan coil, it is unrealistic to consider 4-pipe fan coil or VRV system (obstacles in increasing machine installation space and pipe shaft space. PAFMAC is a superior choice all around.

4.1.6. When integrating PAFMAC at ANA INTERCONTINENTAL-TOKYO, deterioration investigation was conducted on pipes.
Only the branch pipes surrounding PAFMAC were replaced. The main pipes connected to district air conditioning system so the water quality was managed and thus deterioration was extremely low.
4.2 AC Engineering Firm representative:

After the renewal, the number of complaints dropped greatly.
I believe this is because PAFMAC is equipped with functions that equal 4-pipe fan coil system, offering year round dual cooling and heating options and individual control, which resulted in providing comfortable environment. Although the compatibility to the existing facility is not perfect, we gained a satisfactory result and accomplished our goals.
